Homebuyers looking to make a long-term move out of the house they’ve lived in for a generation are facing a market this fall that nobody could have imagined — way too little inventory, the lowest number of homes available ever recorded for this month, at a moment when older places sell in just a few days. Meanwhile, Lennar has two ranches you’ll see today in age-55-plus Inspiration near Parker that are not only ready to go, but priced very close to what the average resale house was selling for in metro Denver last month.
“You’re going to see ranch floor plans designed for the way people live today,” says Lennar’s Matt Bond, who along with Sou Phiavong will show you the newest models, along with inventory homes that could have you moved in by the time your old place is set to close.
Bond says buyers arrive at Inspiration from a market where pickings are slim — resonating with these large ranch plans that have wide-open entertaining areas, and spaces for specialized needs including home offices.
And despite their large size they likely offer simpler maintenance responsibilities than you’re used to in your old place.
Take, for instance, a ‘Hamilton’ 3-bedroom ranch that Lennar has ready, close to Inspiration’s new Watering Hole Park. It delivers just short of 1,900 sq. feet of finished space, plus a day-lit walkout basement and a full-wide 3-car garage, for $600,000 — just $582 more than the average detached resale home in metro Denver sold for last month.
At Inspiration, a mile south of E-470 at Gartrell Road and exactly 15 minutes from the Denver Tech Center, that home is packaged with a membership in the community’s Hilltop Club with resort pool, racquet courts, a bar, and a big assortment of clubs that residents have started—everything from skiing and hiking to wines and bridge.
You’ll see even larger ranches, including a ‘Redford’ ranch ready now, 2,528 feet plus walkout and 3-car garage, at $625,000.
But Bond says buyers don’t have a lot of time, in a market where super-low interest rates are driving demand. Of the two most recent buyers at Inspiration, one was from Lowry, wanting out of central Denver; the other from Arizona wanting to be near Colorado kids. Both saw their old house sell in days; and both bought Lennar quick-move-ins.
